This incomparable, 35 hectare property (84+ acres) offers a mix of rolling hills, ocean vistas, a spectacular principal residence plus guest cottage, plunge pools, gardens, a one-acre fruit & nut forest, rustic commercial retreat hosting facilities with guest house, ocean-view yoga platform, grid-tied solar electric, a deep drilled well, and extensive water distribution and storage infrastructure. Uniquely situated 300yds back from one of Mexico’s most pristine, swimmable beaches, and walking distance from the classic fishing village of Tehuamixtle.

Located in Cabo Corrientes, the peninsula that forms the southern boundary of the the Bay of Banderas in which sits Puerto Vallarta, this property is ideally suited for development as a world class yoga/retreat center, residential eco-community, or for someone looking to create their own personal abundance in paradise.

The property’s front gate is exactly 300 yards from the main Mayto Beach, and about another200 yards further to Playa Amor (Lover’s Beach). The guest facilities are basically right at thefront gate, whereas the principal residence and caretaker cottage are about a 3-4 minutes walk further into the property. Both beaches are swimmable in all but the roughest days.

It should be noted that while there is no undertow or rip current at our end of the Mayto
Beach, it is nonetheless, open ocean. Those who prefer calmer swimming, the beach in the nearby fishing village of Tehua Mixtle, a 20 minute walk from the back gate. Tehua Mixtle is also accessible via a spectacular 45-minute hike along the cliffs and hidden pebble beach of Talpachichi (also known as Pirate’s Cove).

Facilities include a beautiful, rustic, earth-block 10×12 meter guest house with four rooms that can accommodate up to 14 people w/ shared bathroom. 10×20 meter adobe community building with outdoor kitchen, three conventional flush bathrooms (goes to our own bio-digester) and two solar heated showers plus laundry (which all go to a separate grey water system), plus several storage bodegas. Secondary structures include a rustic but comfortable screen casita that sleeps up to four, a pop-up camper that sleeps 2-4 people, a yoga platform with spectacular ocean views (functional but in need of resurfacing and/or having a shala structure built over it). Finally the Lower Ranch has a sunset plunge pool, composting toilets, clay pizza oven (also in need of TLC) , additional outdoor showers, and electric hookups for 3-4 small campers.
